Types of Real Estate

Residential and commercial real estate are the two main specialties in the real estate industry. But these aren’t your only options—you can also specialize in raw land or industrial real estate. While you may not need further certification for each specialty, approaching your real estate licensing course with a specialty in mind will give you the context you need as you begin your new career.

Residential Real Estate

Residential real estate is the most common type of real estate. When you think of a realtor, you likely picture a residential realtor. A large portion of adults in the country will work with a realtor at some point in their lives, whether they help you buy or sell a home or condo or assist you as you look for an apartment to rent.

Even though residential real estate is just one specialty, realtors can still distinguish themselves from their peers by working in a certain location, with a specific sect of clients, or with homes within a certain price range. For example, a real estate agent who helps celebrities buy homes in Los Angeles and Beverly Hills will have a vastly different day-to-day experience than a realtor assisting young couples purchase their starter home in the suburbs.

Flipping Houses

Some realtors use their skills in residential real estate to create a lucrative investment portfolio. They may represent themselves as they purchase run-down homes with the intention of renovating, or flipping, them. Then, they sell these updated homes at a premium price to turn a profit. This tactic is ideal for those who enjoy home design in addition to traditional real estate. Flipping homes also has a high earning potential, making it a potentially lucrative path!

Commercial Real Estate

Commercial real estate is the second most popular specialty. Commercial realtors assist businesses in finding the ideal location in which to operate their business. You may help a café find their new home, a clothing company find a distribution center, or a successful small business move into a larger storefront.

Compared to residential real estate, commercial realtors enjoy higher payouts–although they may not be selling as many properties each year. But because businesses enter long-term contracts, fewer businesses need to relocate every year. On the other hand, commercial properties cost much more than standard residential properties, giving commercial realtors a higher earning potential.

Industrial and Raw Land Real Estate

Industrial real estate agents are specialized professionals who focus on the purchase, sale, and leasing of industrial properties. These properties can include warehouses, manufacturing facilities, and distribution centers. On the other hand, raw land real estate agents specialize in the acquisition and sale of undeveloped land, offering their clients the opportunity to build their dreams from the ground up.

These fields often require a keen understanding of land use, zoning regulations, and development potential, which enables them to identify and evaluate the best opportunities for their clients and to help unlock the potential of these unique investments.
